Avoid Real Estate Scam

Avoid Real Estate Scam

By JOEL

Searching for a home especially as a first-time buyer can be frustrating and time-consuming in Ghana. The common alternative buyers have is to delegate that task to a broker or real estate agent in the neighborhood or city. In Accra, finding a real estate agent can be done effortlessly because every neighbourhood has known and recognised agents helping people to find their dream homes. Since Ghana hasn't been successful yet in setting boundaries and regulations regarding the conduct and code of operation for estate agents, commission charges for agents are varied and besides, it is difficult to determine the verisimilitude of somebody operating as an agent. You may do yourself big disfavour if you don't ask about the history of the person showing you home from the neighbourhood, and who can go ahead to demand payment into accounts. In some cases, people have made a deposit into accounts who were not key decisions makers. In other cases, there are records of people who paid for a same property and couldn't get their hard-earned money back because the agents absconded. Over the last 5 years, the industry has seen remarkable improvement due to training and education from some ethical companies like meqasa and Happy City Homes, however we advise you to always apply common sense while consulting the lands commission for verification of properties before any payment is done. After weeks of putting your nose to the grindstone and settling on the dream house, it is time to be consulting and allow your head to rule over your heart. Don't make any payment without any legal backing. It saves you the bucks, the cedis of a lifetime!
